Is Parqay a full property management platform or a marketplace?
Both, in one system. Parqay handles rent collection, leasing, maintenance, accounting, and a tenant portal. The marketplace is an additional layer that fills vacant parking, guest suites, and coworking space with paying demand and posts the revenue to your books automatically.
What does Parqay cost?
Signing up and listing is free. Parqay earns a percentage of the marketplace bookings it fills plus a small guest service fee, so we make money when your space does. Exact rates are shown in your dashboard before you publish a listing.
Does the marketplace work in my market?
Marketplace demand varies by location and space type, and parking demand is strongest in dense urban markets. Ask us about your address and we will give you an honest read. If demand is thin where you operate, we will tell you.
Does Parqay support trust accounting?
No. Parqay does not offer trust accounting today. Security deposits are collected up front and held on the platform until move-out, and every payment posts to a built-in ledger, but client funds are not held in separate trust accounts. If your license requires trust accounting, Parqay is not the right fit yet.
Can I migrate from another platform?
Yes, with help from our team. Send us an export or spreadsheet from your current software and we import your properties, units, tenants, and leases, then validate everything with you before go-live. There is no self-serve importer.
How is this different from a parking app like ParkMobile or SpotHero?
Those are payment apps that sit outside your property management system, so parking revenue has to be manually reconciled against your books. Parqay is the property management system, so there is nothing to reconcile.
