Expense tracking built for Schedule E
Parqay tracks every expense with enforced Schedule E categories, so your records are already in the shape your tax return needs. There is no free-text category field to clean up in April, and no expense sitting in an uncategorized pile.
Summaries roll up by property, unit, category, and month. You can see what a single unit cost you in repairs this quarter, or what a whole property spent on insurance this year, without building a pivot table.
Expenses you pay outside Parqay, like a plumber you pay directly, are entered manually. The enforced categories keep even those manual entries tax-ready from the moment you record them.
Deposits stay on the books as held funds
Security deposits are tracked as held funds from the day they are collected until the day they are refunded, never mixed into income. Parqay collects the deposit up front before move-in and holds it on the platform through the tenancy.
At move-out, the refund is one step: it goes back against the tenant's original payment, with guards that prevent the same deposit from being refunded twice. The ledger clears the held funds at the same moment, so your books and the actual money never drift apart.
To be precise about what this is: deposits are held on the platform, and Parqay does not offer trust accounting or separated client fund accounts. If your situation requires formal trust accounting, you will need to arrange that with your bank.
Tax season starts organized
When your accountant asks for the year, you export a CSV. Every transaction is already categorized, every deposit is already marked as held or refunded, and every property and unit is already broken out.
Because the ledger is double-entry and the expense categories map to Schedule E, your accountant gets records they can work with directly, instead of a bank statement and a folder of receipts to reconstruct.
Parqay does not generate financial statements inside the app. The value is upstream of that: clean, complete, categorized records, exportable in one step, so whoever prepares your statements or your return starts from organized data instead of raw history.
What Parqay accounting does not do
Parqay does not connect to bank feeds, does not do bank reconciliation, and does not offer trust accounting. It also does not render financial statement screens like a trial balance or P&L inside the app today.
The ledger still stays accurate without a bank connection because the money it tracks moves through Parqay itself. Rent, deposits, bookings, and refunds are collected and refunded on the platform, so posting happens automatically at the source instead of being reconstructed from a bank statement afterward.
If your financial life runs through a dozen accounts and you need feeds and reconciliation, a general-purpose accounting tool is the right companion. Parqay's job is to make sure the rental side of your books arrives there complete, categorized, and correct.
Frequently asked questions
- Does Parqay connect to my bank account or import bank feeds?
- No. Parqay does not import bank feeds and does not do bank reconciliation. Stripe Financial Connections is used so a tenant can link a bank account once to pay rent by ACH, but that is for collecting rent, not importing your transactions. The ledger stays accurate because rent, deposits, bookings, and refunds move through Parqay itself and post automatically at the source.
- Does Parqay offer trust accounting?
- No. Security deposits are collected up front, held on the platform until move-out, and refunded in one step against the original payment, and the ledger tracks them as held funds. But Parqay does not provide trust accounting or separated client fund accounts. If you are required to hold client funds in a trust account, arrange that with your bank.

- Yes. Export the ledger and expense data to CSV and hand it over. Transactions arrive categorized to Schedule E, broken out by property and unit, with deposits tracked as held funds, so your accountant starts from organized records instead of raw statements and receipts.
- Does Parqay generate financial statements like a P&L or trial balance?
- Not in the app today. The double-entry ledger keeps complete, balanced records, and the CSV export gives your accountant everything needed to build statements, but Parqay does not render trial balance or financial statement screens.
- How are security deposit refunds handled on the books?
