What we migrate
We migrate your properties, units, offerings, tenants, active leases, and the listing details you want live on the marketplace. The goal is that the first time you log in, your account already looks like your business, not an empty dashboard you have to fill.
Current balances and active leases are the focus. If a tenant owes rent or you are holding a deposit, that carries over, so billing starts clean on day one instead of starting from zero.
Properties and units
Addresses, unit mix, and how each space is organized, mirrored from your records rather than rebuilt from memory.
Offerings
Parking spaces, guest suites and stays, and coworking desks and private offices, with their hourly, nightly, or monthly terms.
Tenants
Names and contact details, linked to the units they occupy, ready for portal invitations when you go live.
Leases
Rent amounts, deposit amounts, start and end dates, and current balances for every active lease.
Listing details
Descriptions, photos, and pricing for anything you want bookable on the Parqay marketplace.
How the process works
You send us your data, we load it, we review it together, and you go live. Four steps, and only two of them involve you.
This is a service, not a sync. We do not connect to your current software or pull data behind the scenes. You hand us a file, and a person on our team does the work and stays accountable for getting it right.
1. Send your data
Export from your current software or share the spreadsheet you already use. You do not need to reformat anything to a template first.
2. We load it
The Parqay team imports and structures your records: properties, units, offerings, tenants, leases, and listings. We ask questions when something is ambiguous instead of guessing.
3. Review it together
You walk through the loaded data with us and flag anything that looks off. We fix it before anything goes live.
4. Go live
Once the data checks out, you turn on rent collection, invite tenants to the portal, and publish any marketplace listings.
What you need to do
Your job is to send us your export or spreadsheet, answer a few questions about anything ambiguous, and then check what we loaded before it goes live. Most of your time goes to that final review.
The review is the part that matters most. You know your portfolio better than any file does, so we walk the loaded records with you: rent amounts, deposit amounts, lease dates, who lives where. Anything that looks wrong gets fixed on the spot.
Until go-live, nothing changes. You keep running your business in your current system, and nothing changes for your tenants until you say so.
Why assisted migration instead of a self-serve importer
Because an importer moves your mistakes at the same speed it moves your data. Migration errors in property management are expensive: a wrong rent amount becomes a wrong charge, and a missed deposit becomes a dispute at move-out.
So we do it with you. A person on the Parqay team loads your records, asks about anything unclear, and validates the result with you before a single tenant is billed. There is no importer to fight with and no column-mapping screen to get wrong.
The trade-off is honest: you cannot run it yourself at two in the morning. In exchange, you go live knowing your data has been checked by two sets of eyes, yours and ours.
Frequently asked questions
- How long does a migration take?
- It depends on the size of your portfolio and the shape of your data. A small portfolio with a clean spreadsheet moves quickly; a larger one with records spread across systems takes longer. We will give you an estimate once we see your export, but we do not promise a fixed timeline sight unseen.
- Do my historical transactions come over?
- Current balances and active leases are the focus, not deep history. We bring over what you need to bill correctly going forward: who owes what, deposit amounts held, and lease terms. Your full transaction history stays in the export from your old system, so keep a copy for your records and your accountant.
- What format does my data need to be in?
- A spreadsheet or an export from your current software, in whatever format it produces. You do not need to clean it up or reshape it to a template. If a person can read it, we can load it, and we will ask you about anything ambiguous rather than guess.
- Is there a self-serve importer I can use instead?
- No. Migration is a done-with-you service: the Parqay team loads your data and validates it with you before go-live. We built it this way on purpose, because unreviewed imports are how wrong rent amounts end up on real tenant charges.
- What do my tenants have to do after go-live?
- Very little. They get access to the tenant portal, where they can link a bank account once for ACH rent payments, turn on autopay if they want it, upload documents, and submit maintenance requests. You control when those invitations go out.
- What happens if my data has gaps or errors?
- We flag them during the review instead of importing them silently. If a lease is missing an end date or two records disagree on a rent amount, you hear about it before go-live, not after a tenant gets charged. Fixes happen during the review, together.
