Why non-rent revenue matters now

Because rent can only be raised so far while operating costs keep climbing, the gap has to be closed with revenue that does not come from rent increases. Most property software can only record that squeeze: it tracks the income you already have and the expenses that keep growing, then shows you a shrinking margin. Pricing control

Parqay never reprices your inventory for you. There is no dynamic pricing automation and no algorithm quietly adjusting rates: the number a guest sees is the number you set.

Nothing is locked in. Change a price or an availability window anytime, and new bookings pick up the new rate.

Where the money shows up

Booking revenue posts as income in Parqay's built-in double-entry ledger, right next to rent, the moment a guest books. There is no separate parking report to import and no second system to check, because rent payments, deposits, bookings, and refunds all post to the same books automatically.

Refunds post against those same books, so a canceled booking reverses cleanly instead of hiding in a payout report. Expenses track against enforced Schedule E categories with summaries by property, unit, category, and month, and everything exports to CSV for your accountant.

Frequently asked questions

Do my residents lose their parking to marketplace guests?
No. You decide which spaces go to the marketplace and which stay reserved for residents. A sensible approach is to release only unassigned or persistently vacant capacity, and availability windows let you pull a space back from the marketplace whenever a resident needs it.
What happens to inventory nobody books?
It stays listed and costs you nothing extra. Parqay earns a percentage of completed bookings, so we only make money when your space does. If a listing sits idle, adjust the price or terms, shorten the availability window, or ask us for an honest read on demand at your location.
Who controls pricing?
You do. The host sets the rate and availability window for every space, on hourly, nightly, or monthly terms. Parqay never adjusts your prices automatically, and you can change any rate at any time.
How does booking revenue actually reach me?
Through Stripe Connect payouts to your bank account. Guests pay through the marketplace, Parqay deducts its share, and the rest is paid out to you. Every booking also posts to your ledger, so the books and the bank tell the same story.
How does the revenue split work?
Parqay keeps a percentage of each marketplace booking, and guests pay a small service fee on top. We do not publish the specific numbers on this page, but we will tell you exactly what they are before you list anything. If nothing books, there is nothing to split.
What about insurance and liability?
You set the house rules and requirements for your spaces, including who can book them and under what conditions. Before you list, talk to your insurer about marketplace use of parking, suites, or workspace. We can explain exactly how the platform works, but we cannot give legal or insurance advice.
Will this work in my market?
It depends on local demand, and we will tell you honestly. Parking near employment centers, transit, and venues books differently than parking in low-density areas, and stays and desks follow their own local patterns. Talk to us about your specific address and we will give you a straight read, not a sales pitch.
How are marketplace guests verified?
Hosts complete identity verification with a government ID and selfie through Stripe Identity, and guests book through registered accounts with a payment method on file. Parqay does not run background checks on guests, and we will not pretend otherwise, so set house rules with that in mind.
Can I list storage units, EV chargers, or amenity rooms?
Not today. Parqay monetizes parking, guest suites and stays, and coworking desks and private offices, on hourly, nightly, or monthly terms. If your revenue plan depends on other space types, tell us so we can prioritize, but do not sign up expecting them.
