Digital rental applications
Prospective tenants apply online, and every application lands in your Parqay dashboard with the applicant's details in one place. There is nothing to print, email back, or retype into a spreadsheet.
Supporting documents live alongside the application rather than in an email thread. Tenants upload files through their portal, and when a document needs to be corrected, the replacement is versioned so the earlier file is kept rather than lost. Hosts can also upload a document on a tenant's behalf when that is easier.
Parqay does not run screening, credit, criminal, or eviction reports. The application gives you the information in a clean, consistent format; the decision, and any screening process behind it, stays yours.
E-signature leases with a verifiable record
Every Parqay lease is signed electronically, and every signature records the signer's full name, IP address, and a timestamp. Each party's signing event is captured separately, so you can show exactly who signed, from where, and when.
Once everyone has signed, Parqay generates the finished lease as a PDF. It is stored with the tenancy, visible to both parties in their portals, so nobody is hunting through inboxes for the current version six months later.
One honest note: Parqay does not maintain state-specific lease templates. You set the terms, and the lease is generated from what you enter. Most landlords bring clauses from a lease their attorney has already reviewed, and Parqay turns that into a signed, timestamped document.
Deposits collected up front, held until move-out
Parqay collects the security deposit before move-in and holds it on the platform until move-out. The tenant cannot move in with the deposit still outstanding, and you are never chasing it after the keys are handed over.
At move-out, the refund is one step: Parqay refunds against the tenant's original payment, and built-in guards prevent the same deposit from being refunded twice. The deposit, and its refund, post automatically to Parqay's built-in double-entry ledger, so the money trail is recorded without any manual bookkeeping.
Billing starts the moment the lease is signed
Signing the lease activates billing. There is no separate setup step where rent collection quietly fails to get configured; the signed lease and the payment schedule are the same event.
Rent runs on monthly billing through Stripe. Tenants link a bank account once through Stripe Financial Connections for ACH, or pay by card, and 3DS and SCA are handled automatically. Autopay is a toggle the tenant controls in their portal, so rent arrives without a monthly reminder from you.
For longer stays, tenants can choose to pay the full term up front at checkout. Parqay still pays you out in monthly installments, so a lump-sum payment does not distort your monthly income.

Renewals: manual by design
Parqay does not auto-renew leases. When a term is ending, you renew by creating the next lease, which goes through the same e-signature flow with the same recorded names, IP addresses, and timestamps.
We think that is the right default. A renewal is a pricing and terms decision, not a background job: you decide the new rent, the new term, and any changed clauses, and the tenant signs a document that reflects them. What you give up in automation you get back in a clean, signed record for every term.

- Does Parqay run tenant screening, credit, or background checks?
- No. Parqay does not offer tenant screening, credit, criminal, or eviction reports. You collect digital applications through Parqay and make the decision with your own screening process. Parqay does verify host identity with a government ID and selfie through Stripe Identity, but that is identity verification for hosts, not tenant screening.
- Are Parqay leases state-specific templates?
- No. Parqay generates a lease PDF from the terms you enter and does not maintain state-by-state legal templates. You are responsible for making sure your lease complies with local law. Many landlords bring clauses from an attorney-reviewed lease and use Parqay to get it signed and recorded.
- What does Parqay record when a lease is e-signed?
