What the built-in marketplace is
The Parqay marketplace is a demand channel built directly into your property management software. It lets outside renters find and book the space your residents do not use, and it puts that income in the same system as your rent, your deposits, and your ledger.

How listing from the dashboard works
You create a listing from the same Parqay dashboard you use to collect rent, with no separate host account and no second login. Pick the property, describe the space, add photos, set your rates and terms, and publish.
Before your first payout, Parqay verifies your identity with a government ID and a selfie through Stripe Identity. Payouts then go to your bank account through Stripe Connect.
Your listings, bookings, and marketplace earnings live next to your leases and rent collection. Renting out your parking stalls does not mean learning a second product or reconciling two systems by hand.
Instant booking, start to finish
Bookings on Parqay are instant. The renter pays at checkout by card or ACH bank transfer through Stripe, 3DS and SCA included, and the reservation is confirmed immediately. There is no inquiry thread or approval queue for you to manage.
Monthly bookings bill as subscriptions, so a renter who takes a space for several months is charged automatically each period. For longer stays, guests can also choose to pay for the entire stay up front at checkout, while you are still paid out in monthly installments.
If a guest needs to cancel, they see an upfront preview of the exact refund before they confirm, and the refund is issued against the original payment. Cancellations post to your ledger like everything else.
An SMS concierge on a real phone number
Renters can text Parqay's SMS concierge, a real phone number, and get a real answer. The concierge reads the message, searches live marketplace listings for a space that fits, answers questions, and texts back a direct booking link.
This matters because parking and short-stay demand often starts as a text, not a browsing session. Instead of a missed call or an inquiry form nobody answers, the renter gets a booking link while they are still interested, and you never touch the conversation.
How renters find your listings
Demand comes from four channels: marketplace search, city landing pages, the SMS concierge, and automatic Craigslist posting for parking listings.
One honest limit: Craigslist posting applies to parking listings only, and Parqay does not syndicate listings to third-party rental portals. The marketplace is its own demand channel, not a syndication tool.

Every booking posts to your ledger
Every marketplace booking and refund posts automatically to Parqay's built-in double-entry ledger, the same ledger that records your rent payments and security deposits. Nothing about marketplace income lives in a side spreadsheet.
That is the point of running the marketplace inside your property management software instead of next to it. Marketplace revenue lands beside rent, expenses are tracked with enforced Schedule E categories, and you can summarize by property, unit, category, and month, then export to CSV.
Parqay's cut is a percentage of each marketplace booking plus a small service fee paid by the guest. Parqay earns when your space earns, which is why the platform is built to grow your NOI instead of just tracking it.

Parqay does not syndicate listings to third-party rental portals; the rest of your demand comes from marketplace search, city landing pages, and the SMS concierge.
- Do I need to verify my identity to become a host?
- Yes. Before payouts, hosts complete identity verification with a government ID and a selfie through Stripe Identity. This is identity verification only. Parqay does not run background checks or screening reports on hosts or renters.
- Can I set prices that change with demand?
- No. You set your own hourly, daily, and monthly rates and can change them anytime from the dashboard. Parqay does not do dynamic or event-based pricing automation, so the rate a renter sees is always the rate you chose.
- Can renters cancel a booking?
- Yes. Renters can cancel a reservation from their portal, and they see an upfront preview of the exact refund before they confirm. Refunds are issued against the original payment and post to your ledger automatically.
