Know where every dollar went

Every rent payment, deposit, booking, and refund posts automatically to a built-in double-entry ledger, and every expense lands in an enforced Schedule E category. By tax season, you already know where every dollar went.

Parqay reporting is built on a ledger, not on spreadsheets. Every rent payment, security deposit, marketplace booking, and refund posts automatically to a built-in double-entry ledger, so income from long-term tenants and short-term marketplace bookings lives in one place. Expenses are tracked with enforced Schedule E categories and summarized by property, unit, category, and month, with CSV export for your accountant. Payment history is available for every lease and reservation. Parqay does not yet offer rent roll reports or per-unit P&L statements, and says so plainly on this page.

Every dollar posts to a built-in ledger

Every rent payment, security deposit, marketplace booking, and refund posts automatically to Parqay's built-in double-entry ledger. Nothing waits for end-of-month data entry: the moment a tenant pays rent by ACH or card, or a guest books a parking space, stay, or desk, the transaction is recorded.

Double-entry means every transaction is recorded with matching entries, so your books stay internally consistent. A refund is never a mystery line item: when you refund a deposit or a canceled reservation, the refund posts against the original payment.

Because recording happens at the moment of payment, your history is complete by default. You are not reconstructing the year in April from bank statements and memory.

Expense tracking with enforced Schedule E categories

Parqay enforces Schedule E categories on every expense you record, the same categories your rental tax return uses. There is no free-form miscellaneous bucket, so nothing needs to be re-sorted at tax time. Once expenses are in, Parqay summarizes them along the dimensions you actually think in.

By property

See total spend for each property, so you know which buildings are cheap to run and which are eating your margin.

By unit

Drill into a single unit to see what it has cost you, useful when deciding on rent changes or renovations.

By category

Compare repairs, insurance, utilities, and the rest across your portfolio using the same lines your tax return uses.

By month

Watch spending over time and catch a creeping cost before it becomes a year-end surprise.

CSV export

Export your expense data to a clean CSV file you can hand directly to an accountant or open in a spreadsheet.

Payment history for every lease and reservation

Every lease and every reservation in Parqay keeps its complete payment history in one place. Open a lease and you see each rent charge and what happened to it: paid by ACH or card, covered by autopay, or late with a fee applied after a failed autopay charge.

Security deposits are part of that history too. Deposits are collected up front before move-in, held on the platform until move-out, then refunded in one step against the original payment, with guards that prevent a double refund. Each step is recorded.

Reservations work the same way. A booking's charges, a pay-in-full payment for a longer stay, and any cancellation refund all appear on the reservation's record, and a tenant who cancels sees an upfront refund preview before confirming.

Rent and booking income in one place

Parqay records income from long-term rent and short-term marketplace bookings in the same ledger, because it all comes from the same properties. Parqay is the only property management platform with a built-in demand marketplace, so it does not just track NOI, it grows it.

When a guest books a parking space, a guest suite or stay, or a coworking desk or private office, that booking income posts alongside your rent. Hourly, nightly, and monthly bookings are all recorded the same way, and host payouts run through Stripe Connect.

The question of what a property actually earned has one answer in one place, whether the dollars came from a twelve-month lease or a Saturday parking booking.

What Parqay reporting does not include today

Parqay does not currently offer rent roll reports, per-unit P&L statements, trial balance screens, or financial statement views in the app, and it does not connect to your bank for feeds or reconciliation. We would rather tell you that here than have you discover it after you sign up.

What you get instead is complete, well-categorized raw material: every payment recorded as it happens, every expense in an enforced Schedule E category, summaries by property, unit, category, and month, and CSV export. An accountant can build statements from data this clean without untangling anything first.

If you are moving from another tool, the Parqay team handles migration with you. We import your data and validate it together, so your history comes along.

Frequently asked questions

Does Parqay offer rent roll reports?
Not today. Parqay does not generate a rent roll report. You can see payment history on every lease, expense summaries by property, unit, category, and month, and export expenses to CSV, but there is no single rent roll screen. If a rent roll is central to how you operate, Parqay may not fit yet, and we would rather say so.
Can I get a per-unit P&L statement?
No, Parqay does not produce per-unit P&L statements today. Income from rent and bookings posts to the built-in ledger and expenses are summarized by unit, so the underlying data exists, and you can export expenses to CSV for your accountant to build statements from.
What does enforced Schedule E categorization mean?
Every expense you record in Parqay must be assigned to a Schedule E category, the categories used on the IRS form for reporting rental income and expenses. Because categorization is enforced at entry, your summaries and CSV exports already line up with your tax return, with no year-end re-sorting.
Can I export my data?
Yes. Expense data exports to CSV, organized by the same dimensions as the in-app summaries: property, unit, category, and month. The file is designed to be handed directly to an accountant or opened in a spreadsheet.
How is marketplace booking income recorded?
Automatically. When a guest books a parking space, stay, or coworking space, the booking posts to the same built-in ledger as rent payments. Refunds from cancellations post as well, so booking income is never a separate spreadsheet you maintain by hand.
Does Parqay connect to my bank account for reconciliation?
No. Parqay does not offer bank feeds or bank reconciliation. Instead, payments processed through Parqay via Stripe are recorded in the ledger at the moment they happen, so transactions Parqay processes never need manual entry. Anything that happens outside Parqay stays outside Parqay.
Where do security deposits appear in my records?
On the lease and in the ledger. Deposits are collected before move-in, held on the platform until move-out, and refunded in one step against the original payment with double-refund guards. The collection and the refund both post automatically, so the deposit's full life is documented.
