Parqay is property management software for self-managing landlords with a built-in demand marketplace. Landlords collect rent by ACH bank transfer or card through Stripe, with tenant-controlled autopay and an automatic late fee when an autopay charge fails and rent stays unpaid. Leases are signed electronically with each party's name, IP, and timestamp recorded. Security deposits are collected before move-in, held on the platform, and refunded in one step. Tenants submit maintenance requests with photos, and expenses are tracked in enforced Schedule E categories with CSV export. The marketplace rents out parking, guest suites, and coworking space by the hour, night, or month, with hosts paid through Stripe Connect.

Collect rent without chasing it

Rent arrives on its own. Tenants pay by ACH bank transfer or card through Stripe, and they can switch on autopay themselves in the tenant portal, so rent goes out every month without a reminder from you. Bank payments use Stripe Financial Connections: a tenant links their account once and never re-enters routing numbers.

When a payment does fail, Parqay handles the awkward part. If an autopay charge fails and the rent stays unpaid, a late fee is applied automatically: a flat amount or a percentage of the rent, whichever is higher, once per billing period, and the tenant is notified. You never have to be the one sending the late-rent text.

Card payments handle 3DS and SCA authentication automatically, and every payment posts to Parqay's built-in double-entry ledger the moment it lands, so your books stay current without data entry.

Sign leases online, start to finish

Applications and leases are fully digital. Prospective tenants complete a rental application online, and once you approve them, both parties e-sign the lease with each signer's name, IP address, and timestamp recorded. Parqay generates the signed lease as a PDF that stays attached to the tenancy.

Parqay does not supply state-specific lease templates, and that is deliberate. You bring the lease terms you or your attorney trust, and Parqay handles the signing, the records, and the paper trail. Renewals are handled manually today: when a term ends, you issue and sign the next lease the same way.

Hold security deposits the right way

Deposits are collected up front, before move-in, and held on the platform until move-out. The money is not sitting in your personal checking account waiting to be accidentally spent, and it is not something you have to remember to give back.

At move-out, the refund is one step. Parqay refunds against the tenant's original payment, with double-refund guards so a deposit can never be returned twice. Deposits also post automatically to the built-in ledger, so the deposit you owe back stays on the books for as long as you hold it.

Get maintenance requests out of your text messages

Tenants submit work orders through their portal instead of texting you at night. Every request includes photos, moves through a tracked status from open to resolved, and stays in a full history per unit, so you can see when the same fixture keeps failing.

AI-assisted triage summarizes each request, so you know at a glance whether it is an emergency or a lightbulb. If you have a plumber or handyman you trust, you can note their name and contact on the request. Parqay does not have a vendor directory and does not pay vendors for you: you keep your own trades and your own relationships.

Walk into tax season with Schedule E already organized

Every expense you log is categorized against Schedule E, and the categories are enforced, so there is no miscellaneous pile to untangle in April. Parqay summarizes expenses by property, by unit, by category, and by month, and exports everything to CSV for your accountant.

Income takes care of itself. Every rent payment, deposit, booking, and refund posts automatically to a built-in double-entry ledger, so the numbers your expenses sit next to are the real numbers, not a spreadsheet you reconstructed at year end.

Frequently asked questions

Does Parqay run tenant screening or background checks?
No. Parqay provides digital rental applications, but it does not offer credit, criminal, or eviction reports. If you screen applicants, use a dedicated screening service alongside Parqay. Marketplace hosts do verify their identity with a government ID and selfie through Stripe Identity, but that is identity verification, not screening.
Are Parqay's leases state-specific?
No. Parqay does not provide state-specific lease templates. You supply the lease terms, and Parqay handles the digital signing, records each party's name, IP address, and timestamp, and generates the signed PDF. Renewals are handled manually by issuing and signing a new lease.
How do late fees work?

Can tenants make partial rent payments?

Will Parqay list my vacancy on Zillow or Apartments.com?
No. Parqay does not syndicate to Zillow, Apartments.com, or similar rental sites. Demand comes through Parqay's own marketplace: search, instant booking, city landing pages, an SMS concierge on a real phone number, and automatic Craigslist posting for parking listings.
What does Parqay cost?
