Every rent payment, deposit, booking, and refund posts automatically to a built-in double-entry ledger, so the numbers behind your portfolio stay consistent without anyone keying them in twice. Maintenance history, lease documents, and payment records all live on the unit they belong to.

You manage from the web dashboard, tenants use their own web portal, and there is an iOS app that supports booking and rent payment. When you switch to Parqay, migration is assisted by our team: we import your data and validate it with you rather than handing you a blank importer.

Rent collection that does not need chasing

Tenants pay by ACH bank transfer or card, both processed through Stripe, and they can turn autopay on themselves in the portal. ACH runs on Stripe Financial Connections, so a tenant links their bank account once and never re-enters routing numbers. 3DS and SCA are handled for you.

Late fees are deliberately narrow: one is applied automatically only when an autopay charge fails and the rent stays unpaid. It is a flat amount or a percentage of rent, whichever is higher, charged once per billing period, and the tenant is notified. Parqay does not fee-blast tenants, and there is no broader late-fee automation than that.

Security deposits are collected up front before move-in and held on the platform until move-out. At move-out, the refund is one step against the original payment, with built-in guards against double refunds. For longer stays, tenants can also pay in full at checkout while you are paid out in monthly installments.

A tenant portal that reduces inbound requests

Tenants handle the routine asks themselves, which means fewer calls and emails reaching your team. In the portal, a tenant can make a payment, manage autopay, upload documents, submit a maintenance request, and cancel a reservation without waiting on you.

Parqay takes an applicant from digital rental application to e-signed lease without leaving the platform. Applicants apply online, you review, and the lease is signed electronically, with each party's name, IP address, and timestamp recorded on the signature. Parqay generates the lease PDF for your records.

Two honest limits, so you can plan around them: lease templates are not state-specific, so you bring the lease language your counsel has approved, and renewals are handled manually rather than auto-generated. What you get in exchange is a clean, auditable trail from application to signature for every unit in the portfolio.

One related boundary worth knowing: Parqay verifies host identity with a government ID and selfie through Stripe Identity. That is identity verification, not tenant screening, and Parqay does not produce credit, criminal, or eviction reports.

Maintenance tracking with AI triage

Tenants submit work orders with photos, and AI-assisted triage summarizes each request so you can prioritize across the portfolio without reading every ticket line by line. Every request carries status tracking from open to resolved, and each unit keeps its full maintenance history, which matters at turn, at renewal, and in any dispute.

You can note a vendor's name and contact on a request so the record shows who did the work. To be clear about scope: Parqay does not include a vendor directory and does not process vendor payments. It is the system of record for what was reported, what was done, and when, and it keeps tenants informed along the way so they do not need to ask.

Expense summaries owners' accountants can actually use

Parqay tracks every expense against enforced Schedule E categories, so tax-time categorization happens at entry instead of in a year-end scramble. You get expense summaries by property, by unit, by category, and by month, and every rent payment, deposit, booking, and refund posts automatically to the built-in ledger behind them.

When an owner's accountant asks for the numbers, you export the relevant property's summary to CSV and send it over. The categories are already the ones a Schedule E preparer expects, which is the difference between forwarding a file and rebuilding one.

Being straight about what this is: Parqay does not have an owner portal, owner statements, or owner draws. It gives you clean, exportable per-property summaries that you share with owners and their accountants on your terms.
